San Jose Short Sales and San Jose Sharks – How to avoid Sharks in Short Sales

As a San Jose Short Sale Specialist there are a number of things I do to help avoid Short Sale Sharks in San Jose Short Sales.

Short sale seems to mean blood in the water for many short sale buyers.  We can punch a shark in the nose and hope to avert a shark from attacking … but how do we avoid short sale sharks?

Even when we do all the right things, ask all the right questions, every item on the short sale checklist is completed, there is no way to definitively know how the buyers agent will handle the transaction or if the buyers are truly acting in good faith.

We may wait an indeterminable amount of time for a negotiator to counter offer or approve a short sale. One thing is for certain, negotiators do not allow an indefinite amount of time for a response.

We recently experienced a buyers’ agent who failed to respond to a counter offer on a San Jose short sale. The agent knew the time frame and ignored it. The buyers deposited $3,000 into escrow which is generally a good indicator that the buyers are motivated and likely willing to wait for short sale approval.  In this case, they did. They simply failed to respond in a timely manner.

The Buyers’ agent sent a counter to the counter well past the time provided and acted as if there was no issue with the fact that they missed the deadline.  Huh?

This causes me to ask myself: What else can I do to avoid sharks in short sales?

I understand that buyers want the best deal in town. The perception is that because it is a short sale the lenders will sell the home significantly under market value.  That is simply not the case. In fact, in San Joseand Silicon Valley, lender valuations are coming back high.

It’s important that buyers are not only qualified and motivated to make a San Jose short sale purchase buyers must also be realistic and choose to work with a qualified San Jose Short Sale Specialist.
